If you’re self employed like me, a lender will ask for your last 2 years of tax returns and take the average income of those two years. Be ready for this! Step 3: TALK TO A LENDER FIRST BEFORE YOU DO ANYTHING. First, you’ll know EXACTLY what you can qualify for so you won’t waste your time. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. People Are Making Big Money Kicking Detroit Residents Out Of Their Homes (HBO)
In the last 15 years, one in three Detroit properties have been foreclosed on. When most people think of foreclosure, they think of people who can’t afford to pay off their mortgages. But in Detroit, it’s often the result of people struggling to pay their property taxes. One big reason is that, in the years after the Great Recession, the city went bankrupt and failed to lower property assessments far enough to account for the impact of the housing crisis. While the value of residents’ homes fell, their taxes remained inordinately high, and tens of thousands of people fell so far behind on their inflated tax bills that the county seized their homes and sold them off at annual auctions. In recent years, the city and county have lowered assessments and offered reduced interest rates to some homeowners. But they have no plans to stop punishing those who were overcharged in the past. VICE News followed this year’s tax foreclosure auction and investigated how the county financially benefits from the process. As Detroit touts its comeback and celebrates its success in climbing out of the largest municipal bankruptcy in American history, many of the city’s residents remain on the brink of displacement. 7 ways you can lose money in Property - Buyers Agents Sydney | Good Deeds
7 ways you can lose money in property It may seem strange for a buyers agent to say this, but you can lose money on property. And not just when the market slows down - but at any time. There’s a report that comes out every three months by Corelogic and it’s called the “Pain & Gain Report”. That’s right, PAIN and gain. I’ve been reading these reports now for some years and what I’ve learnt is that close to 10% of properties in Australia sell at a loss every single quarter. Here’s some of the general patterns I’ve seen: More apartments sell at a loss than houses, which is largely due to the high proportion of new apartments that lose money on resale, more investors sell at a loss than owner occupiers, which is possibly due to them being more sensitive to losses than owner occupiers, more regional properties sell at a loss than those in the city, which would have been exacerbated in recent years by crashes in mining towns. Even if you sell for more than you paid, that doesn’t necessarily mean you made money. You need to subtract all your costs of ownership in order to determine whether or not you made a profit. And then, you need to think about what else your money could have been invested in over that period of time. Opportunity cost is the one of the biggest ways you can lose money on property. Here are 7 ways you can easily lose money on property: 1) You buy off the plan. People don’t realise that they are paying a premium for brand new and that a lack of scarcity and a full development pipeline will impact growth. Research has shown that more than 50% of new apartments bought and resold between 2011 & 2016 in Melbourne sold at a loss. 2) You pay too much at the peak of the market. When the market is hot, buyers panic and often pay too much. If you overlook the negatives of a property in your hurry to get onto the market, you could end up buying a property that goes down in value, even while others go up. 3) You fail to act on good opportunities. When the market slows down people say “we’ll wait to see if prices fall”. Savvy investors take advantage of a buyers market and have the confidence to secure quality property at reasonable prices. Some of those who bought just after the GFC reaped gains in a very short period of time. 4) You get conned by a property spruiker. My heart breaks when I hear of people falling for the spin of “investment advisors” who are really just trying to sell you a get rich quick scheme. If you aren’t paying for advice, it’s probably a sales pitch. The developers and marketers will make the money, not you. 5) You chase quantity over quality. It’s incredibly risky to try to buy too many, too fast. When positive cash flow is more important than capital growth you run the risk of buying underperforming assets. Your rent needs to be really high to compensate for the lack of capital growth. 6) Poor property choice. Owner occupiers push up prices, as they are likely to be more emotional than investors. So, it stands to reason that a property that appeals to owner occupiers will be more popular than investor stock. If you buy a property that only appeals to investors, your opportunity for capital growth is limited. 7) The wrong location. Some areas offer sustainable growth, others are up and coming, yet others are in various stages of the property cycle. Property investment is a long game and the choice of location needs to take into account your long term goals and appetite for risk. We're going to talk a little bit about flipping, flipping, flipping your way to success, right? And flipping can be used for a couple of things, right? They could say, oh, well I'm a flipper because I flipped contracts or I'm a flipper because I actually flipped properties. Well, I want to talk more about flipping real estate, right? Like buying it, fixing it, and selling it. Now, am I a fan of fix and flips? 100 percent. I have several of them going right now. And the reason is, is because there's money in that. That's where the bigger chunks come from. It is a process that you can do through any market cycle. Is wholesaling a good model? Yeah, absolutely wholesaling is a good model, but let me just shoot you straight. Zach Childress: Right now, wholesaling's on fire. It's good right now because everybody wants to buy and everybody's being taught how to do wholesaling. Well, the challenge with wholesaling is when the market isn't, that good wholesaling becomes real hard because all the buyers runaway. But when you're a fixer and you're a flipper. You can buy from wholesalers, you can buy it from the mls, you can buy from anybody and you have a demand from sellers in all types of markets, good markets, and bad markets and there you don't have to do as much marketing as a fix and flipper say you do as a wholesaler on the other side of fixing and flipping. You don't have to be on the grind all day like a wholesaler. You got to grind all day long. You've got to be on the phone. You got to be digging. You got to be ... 3 Real Estate Deals That Will Lose Your Money - Don't Do These Things

This video is 3 Real Estate Deals That Will Lose You Money. Don’t do these things. The first one is don’t borrow money without understanding the costs. So many people will go out and get hard money loans, they’ll go out and conventional investor loans and the interest rates on those are not good. And the points on those are often not very good. Make sure you understand that you need enough equity in your property, if you’re buying a property for cash and you’re going to flip that property and you’re buying it under market value, make sure you’ve got enough equity in that property when you buy it to cover those costs. The second thing that can lose you money is buying a subject to property without looking at the future expenses of that property. When you buy a subject to one of the best strategies is buy a property subject to the existing loan. And the third one is leveraging your money and not keeping enough cash flow. This is the biggest mistake that most investors make. They’ll say, okay, I’ve got this $10K. If I go out and buy a $10K house I’ve got a $10K investment and, you know, if I make X amount of dollars on that, I’ll make this much money. But if I bought a $100K I could make money on a $100K house instead. So, you leverage this money. And there’s logic to it, but it doesn’t make sense. Use your money and buy properties almost all cash so you don’t have the risk of losing that money. If you only put $10K down and suddenly your cash flow on a property that you borrowed money on goes away, taxes go up, income goes down, you know, whatever problem happens, you have a crash in the market and suddenly you’ve got 3, 6 months without any income in that property at all, you want to make sure you’ve got some reserves and you want to make sure that you protect your cash. So those are the things that you can do to avoid those big mistakes and also build a business very quickly. All right. Hope that helps. Why do most real estate investors fail? What are so many doing wrong? From working and specializing with real estate investors, I see the same mistakes being made over and over again! 1 - Not Focused And Specialized The biggest mistake I see among real estate investors is NOT being specialized in a specific location or niche. If you truly want to succeed in real estate, becoming an expert is of the utmost importance! You need to figure out which niche best fits your goals and ideal lifestyle (something I can personally help you with!). Once you know which type of property is best for you, becoming a geographic specialist is next. In order to minimize mistakes and losing money, you need to know exactly what your ideal property sells and rents for in your ideal neighborhoods as well as the average cost to renovate them. This will help you make very quick decisions on whether you should even see the property in person and spend more time on it. Once you get to this level of specialization, the chances of you making rookie money losing mistakes will lower drastically! 2 - Get Into Bad Deals Another common mistake is getting into bad deals. Usually from not specializing as mentioned above, but also from listening to those who have very little knowledge in real estate investing. Usually a realtor that doesn't specialize or invest themselves, or from a friend. I can't count how many times real estate investors tell me, "my friend told me about this great deal in Vancouver, Canada" even though they live in Toronto and know NOTHING about the market or property. Listening to those who aren't real estate experts themselves is often a recipe for disaster! 3 - Don't Know How To Analyze Deals Most real estate investors have no idea how to properly analyze deals and decide if it's a property worth buying. For example, when walking through a property you should know within minutes how many renovations will it need? How much will it cost? What colour schemes are your paint and flooring going to be? What is the area like? What kind of tenant profile will this attract? How can I market it effectively to my ideal tenant? Professional real estate investors know the answers to these questions very quickly when walking through potential properties. 4 - Don't Know How To Calculate For Cash Flow Calculating for cash flow is a no brainer. If you don't know how to PROPERLY run all of the numbers and expenses, you will most certainly lose at the game of real estate investing! It is more important than ever to price your property correctly and ensure that you are realistic in your price expectations. I’m Stan. I wish I could say that I am the most popular guy at school because I’m good at sports or good with girls, you know. But the truth is that the whole school now knows me for my underwear. Nevertheless, this is gonna be a love story, so to speak. Here's how everything happened. My life at school has never been simple. I’m too skinny and small for my 12 years of age and look like a weirdo, instead of a smart guy, in my glasses. That’s pretty much why I have always been an object of ridicule on a pretty regular basis for my enormously huge and definitely not very smart classmate, Erick Patterson. I don’t know why he decided to pick on me, but his favorite thing to do was to lock me in the janitor’s closet, for example. And when I was finally found and let out, it turned out that I’d missed something like a math pop-quiz. He probably thought it was funny. Or I remember another “interesting” experience, when I went up to my locker and tried to open it, and found out that my hand got stuck to it. Somebody (try guessing who it was) covered it with glue. It was strong glue too, by the way, because when I finally pulled off my stuck hand, the door of the locker was still glued to it. Everybody laughed and I got detention for damaging school property. You’re probably wondering why I didn’t tell anybody about my troubles. Well, I tried once, to talk to the principal, but Erick happened to be the son of his close friend or something, so he kinda managed to escape from everything scot-free. And I, on the other hand, had sort of been on his radar ever since then. Everything that he did to me was really offensive and sometimes even humiliating, however, at some point I sort of started getting used to it. I knew it was the only way for me to survive at school. But then a new girl was transferred to my class, and everything became even worse. Her name was Jackie Banks. I clearly remember the day I saw her for the first time. After the PE class, I couldn’t find my belt anywhere. I knew it should have been there, ‘cause without it I would definitely lose my pants. Anyway, I needed to rush to the next class without it, since I was next in line to present my homework in American History. So I was left with nothing but to hold my pants up with my own hands. Jackie entered the classroom right when I was at the blackboard getting ready for my presentation. She looked so amazing to me, that I even messed everything up and forgot the major part of my speech. Even my teacher Mr. Clarke was confused with what I’d said about Tomas Jefferson. On my way back to my desk, I’d completely forgotten about my missing belt. And at some point, my pants had fallen down, revealing my Harry Potter underwear to the whole class. So yes, my meeting with the first girl I really liked was a true disaster. I guess it’s needless to say that on the next day the whole school was aware of the incident. Everybody was laughing and making fun of me using jokes about Quidditch when I was passing by. Of course, somebody had even put a corresponding poster on my locker. I was pretty sure it was Erick Patterson, and it might have been him who had something to do with me losing my belt. It was an embarrassing situation on its own, you know. But what was really unbearable for me was that now my chances to associate with Jackie Banks were literally slim to none. But one single biology class changed everything. Erick Patterson was presenting his project to the whole class. It was not even his work, actually – he just brought his piranha aquarium and showed us how the fish were fighting for a piece of meat - it was a poor, bloody, and creepy presentation in my opinion. Everybody else in the class, by the way, was also not very impressed and busy with their own stuff. Anyway, I suddenly discovered a piece of paper on my desk. I looked around and found that Jackie Banks was non-verbally trying to explain that I needed to unfold it. This really surprised me and even made me a little bit excited. I mean, what could she have written to me... “What a muggle, huh!?” the note said, apparently about Erick’s presentation. I couldn’t believe my own eyes. She also happened to be a Potterhead like me! I turned my head to look at Jackie, but she didn’t look back at that time. However, I did notice the shadow of a cunning smile on her lips. We’ve sort of become friends since that note. We weren't sitting together in the cafeteria still, because, you know, she was busy with her girlfriends and I was too shy to bother her. But we always tried to sit together during team projects in our classes. She was not very good at studying, but it didn’t matter. Rappers Who Lost All Their Money
Many rappers try to convey a certain lifestyle of material success. These artists don't want to just talk about watches, jewels, and stacking paper. They also want to walk the walk, too. But it doesn't always work out like that. Here are some big-talking rappers who've gone totally broke. For 50 Cent, cash flow at one point seemed to be endless. In 2015, the New York Post reported he'd sold almost 30 million albums, made a reported $60 to $100 million on his investment in Vitamin Water, had endorsement deals with companies including Reebok and Right Guard, and owned a successful record label and clothing company. The Washington Post estimated his net worth at half a billion dollars in 2010. When 50 Cent filed for bankruptcy in 2015, he was making $185,000 a month, but $72,000 of that went to his 18-bedroom house which is far from his only monthly expense. While he admitted at the time to have recently bought a Rolls-Royce, he said most of the cars, jewelry, and jets he showed off on social media were actually borrowed or rented. But his big problems came from the illegal stuff he did. As part of a feud he had with rapper Rick Ross, he decided to shame the mother of Ross' child in a truly disgusting way. 50 Cent purchased an adult tape of the woman, added a voiceover making fun of her, and put it online without her knowledge or consent. A judge ordered him to pay $7 million in damages. He was also found guilty of copying his G-Unit headphone design from another company, and a judge made him pay $17 million for that transgression. 50 Cent immediately filed for bankruptcy, saying these judgments plus other debts exceeded his $25 million net worth. According to Rolling Stone, he settled his bankruptcy case in 2016, promising to pay $23 million to his creditors over five years. MC Hammer probably had good reason to think the good times would never end. His 1990 album Please Hammer, Don't Hurt 'Em is one of the best-selling hip-hop albums of all time. Forbes estimates that at the height of his success, Hammer's net worth was around $33 million. But just six years after the release of his super-successful third album, he filed for bankruptcy in one of the most famous celebrity financial disasters of all time. Somebody wants to trade me a motorcycle for one of my cars that are in stock. The guy wants to trade me his bike for my truck. He is willing to give me his 2014 Yamaha Stryker plus $2000 cash for my Chevy Truck. I am doing some research right now on Yamaha Strykers. I found this ad and take a look at it. He’s basically showing this and how he hacked up his motorcycle. I would think this is 2013-2014. I doubt anyone would buy his motorcycle. You can see that he has a bike shop and the bike doesn’t look that great. He tried to do a bobber style on his bike. He just hung this one on the fence with a nail and sprayed it. Check out his work table. He has a fishing knife and some tools. Looks like it’s hacked up in a garage. You don’t want to show this if you’re trying to sell something. Take a look at this picture where he’s using his kid’s blanket to probably cover some overspray. Look at this part of the bike where it’s not even cut nicely. Maybe he wants it to look that way, but still you want to advertise it as a custom bike. You want to advertise it as a custom bike and not like you’ve just hacked it up under a tree like this picture here. This ad looks very bad. This guy is going to have a hard time selling this.
