7 ways you can lose money in property It may seem strange for a buyers agent to say this, but you can lose money on property. And not just when the market slows down - but at any time. There’s a report that comes out every three months by Corelogic and it’s called the “Pain & Gain Report”. That’s right, PAIN and gain. I’ve been reading these reports now for some years and what I’ve learnt is that close to 10% of properties in Australia sell at a loss every single quarter. Here’s some of the general patterns I’ve seen: More apartments sell at a loss than houses, which is largely due to the high proportion of new apartments that lose money on resale, more investors sell at a loss than owner occupiers, which is possibly due to them being more sensitive to losses than owner occupiers, more regional properties sell at a loss than those in the city, which would have been exacerbated in recent years by crashes in mining towns. Even if you sell for more than you paid, that doesn’t necessarily mean you made money. You need to subtract all your costs of ownership in order to determine whether or not you made a profit. And then, you need to think about what else your money could have been invested in over that period of time. Opportunity cost is the one of the biggest ways you can lose money on property. Here are 7 ways you can easily lose money on property: 1) You buy off the plan. People don’t realise that they are paying a premium for brand new and that a lack of scarcity and a full development pipeline will impact growth. Research has shown that more than 50% of new apartments bought and resold between 2011 & 2016 in Melbourne sold at a loss. 2) You pay too much at the peak of the market. When the market is hot, buyers panic and often pay too much. If you overlook the negatives of a property in your hurry to get onto the market, you could end up buying a property that goes down in value, even while others go up. 3) You fail to act on good opportunities. When the market slows down people say “we’ll wait to see if prices fall”. Savvy investors take advantage of a buyers market and have the confidence to secure quality property at reasonable prices. Some of those who bought just after the GFC reaped gains in a very short period of time. 4) You get conned by a property spruiker. My heart breaks when I hear of people falling for the spin of “investment advisors” who are really just trying to sell you a get rich quick scheme. If you aren’t paying for advice, it’s probably a sales pitch. The developers and marketers will make the money, not you. 5) You chase quantity over quality. It’s incredibly risky to try to buy too many, too fast. When positive cash flow is more important than capital growth you run the risk of buying underperforming assets. Your rent needs to be really high to compensate for the lack of capital growth. 6) Poor property choice. Owner occupiers push up prices, as they are likely to be more emotional than investors. So, it stands to reason that a property that appeals to owner occupiers will be more popular than investor stock. If you buy a property that only appeals to investors, your opportunity for capital growth is limited. 7) The wrong location. Some areas offer sustainable growth, others are up and coming, yet others are in various stages of the property cycle. Property investment is a long game and the choice of location needs to take into account your long term goals and appetite for risk. These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. He is hoping the bank will accept a quick sale and forgive the loss, but this is unlikely. Most are made to wait until they default on repayment, which wrecks their credit record. Former bankers reveal how low interest rates were meant to boost the economy. This video is 3 Real Estate Deals That Will Lose You Money. Don’t do these things. The first one is don’t borrow money without understanding the costs. So many people will go out and get hard money loans, they’ll go out and conventional investor loans and the interest rates on those are not good. And the points on those are often not very good. Make sure you understand that you need enough equity in your property, if you’re buying a property for cash and you’re going to flip that property and you’re buying it under market value, make sure you’ve got enough equity in that property when you buy it to cover those costs. The second thing that can lose you money is buying a subject to property without looking at the future expenses of that property. When you buy a subject to one of the best strategies is buy a property subject to the existing loan. And the third one is leveraging your money and not keeping enough cash flow. This is the biggest mistake that most investors make. They’ll say, okay, I’ve got this $10K. If I go out and buy a $10K house I’ve got a $10K investment and, you know, if I make X amount of dollars on that, I’ll make this much money. But if I bought a $100K I could make money on a $100K house instead. So, you leverage this money. And there’s logic to it, but it doesn’t make sense. Use your money and buy properties almost all cash so you don’t have the risk of losing that money. If you only put $10K down and suddenly your cash flow on a property that you borrowed money on goes away, taxes go up, income goes down, you know, whatever problem happens, you have a crash in the market and suddenly you’ve got 3, 6 months without any income in that property at all, you want to make sure you’ve got some reserves and you want to make sure that you protect your cash. So those are the things that you can do to avoid those big mistakes and also build a business very quickly. All right. Hope that helps. Somebody wants to trade me a motorcycle for one of my cars that are in stock. The guy wants to trade me his bike for my truck. He is willing to give me his 2014 Yamaha Stryker plus $2000 cash for my Chevy Truck. I am doing some research right now on Yamaha Strykers. I found this ad and take a look at it. He’s basically showing this and how he hacked up his motorcycle. I would think this is 2013-2014. I doubt anyone would buy his motorcycle. You can see that he has a bike shop and the bike doesn’t look that great. He tried to do a bobber style on his bike. He just hung this one on the fence with a nail and sprayed it. Check out his work table. He has a fishing knife and some tools. Looks like it’s hacked up in a garage. You don’t want to show this if you’re trying to sell something. Take a look at this picture where he’s using his kid’s blanket to probably cover some overspray. Look at this part of the bike where it’s not even cut nicely. Maybe he wants it to look that way, but still you want to advertise it as a custom bike. You want to advertise it as a custom bike and not like you’ve just hacked it up under a tree like this picture here. This ad looks very bad. This guy is going to have a hard time selling this. Philippe Coutinho: Why Liverpool will LOSE money if Barcelona sell to Man Utd. The Brazilian has been linked with a shock move to Manchester United after falling out of favour at the Nou Camp. And that could be bad news for Liverpool, who included a number of clauses when they sold him in just over a year ago. The deal which took him to Barca was a complicated one that could eventually see the Reds pocket £142m. But a large chunk of that is based on appearances and that means they could lose a huge chunk of income. According to The Mirror, Liverpool pocket £4.4m every time Coutinho plays 25 La Liga games for the club up to a maximum of 100 appearances. He has currently pulled on the Barca shirt 33 times in the Spanish top flight so Liverpool have already received their first appearance-related payment. However, if he now leaves the club, they could lose out on a further £13.2m. They are also due another £4.4m if they qualify for the Champions League next season - which they are certain to do. And, Barca have agreed to another payment of £4.4m if they win Europe’s top competitions this season, taking Liverpool’s potential income to £21.7m Reports in Spain claim the 26-year-old has hit rock bottom having struggled to settle. He was brought in to replace Neymar after his £200m move to Paris Saint-Germain but has recently fallen behind Ousmane Dembele in the pecking order. He has been accused of indiscipline both on and off the field, while Barca assistant Jon Aspizu admits his performances have declined in recent weeks. “Perhaps he’s not at the level he was last year,” he said. “Dembele has overtaken him a little bit, but he’s a player we consider to be a starter and he’ll be very important for us for the rest of the season. “When [Ousmane] Dembele wasn’t playing, everyone was asking about him. “Now Coutinho isn’t playing and it’s the other way around. “When a player isn’t playing or isn’t happy, he has to fight to revert the situation.”

Consider putting some things in storage. Step 2: Hide your pets Hide all evidence that you own animals. Just because your potential buyer loves his own pets doesn't mean he wants a house that reeks of yours. Get rid of pet stains and odors (pay a professional if you have to) and send the four-legged family members to a neighbor's house when you show your home. Step 3: Be scarce yourself And, while you're at it, make yourself scarce during home showings. You know how you feel about those annoying salespeople who follow you around the store, making you uncomfortable? That's how potential home buyers will feel about you. Step 4: Don't discount the first offer Think carefully before you reject the first offer on your home; studies show it is usually the highest bid you get. And the longer you hold out for a better offer, the lower your chances are of getting it, because people start to think that something must be wrong with a house that's been on the market for so long. Step 5: Always negotiate Don't take lowball offers personally, or you'll lose a lot of potential buyers. Instead of viewing them as insults, look at them as starting points for negotiation. Tip To attract the most buyers, list your home a few thousand dollars below a major round number. If you're hoping to get about $200,000, for example, list it as $199,000, not $205,000. You don't want to miss out on buyers who have set $200,000 as their cutoff point. Step 6: Out with the old Toss or change anything that makes your home look tired -- worn carpeting, old throw rugs, dirty light switch covers. Give every room a fresh coat of paint in a neutral color. Don't let cost deter you; this is truly a case where you've got to spend money to make money. Step 7: Remember curb appeal Don't discount the importance of a good first impression from the street. Trim hedges, reseed the lawn, plant some flowers, wash the windows, scrape and repaint the front door and windowsills, and put some oversized potted plants at the entrance. Step 8: Depersonalize your home Rid your home of all your treasured personal touches -- family photos, the kids' artwork on the fridge, religious artifacts, bowling trophies, your ceramic pig collection, the shrine to Elvis. They will only make it more difficult for potential buyers to imagine themselves in your home. Step 9: Aim for light and bright Because home buyers are nearly unanimously looking for a light, bright house as opposed to a dark, dreary one, do what you can to make that happen. Ditch the heavy drapes, take down dark wallpaper, put in high-wattage light bulbs, and get rid of wood paneling. Step 10: Fix anything that's broken Fix whatever is broken before you list your home. It's almost always cheaper to do it yourself than to let the buyer use it to bring down the price. Did You Know? Should you start flipping homes? I don't think it's for everyone, and wanted to share some tips for beginners and advice for those interested in house flipping. Some lessons and advice I have for house flipping beginners: -You or your partner (if you're doing it with a partner) should be handy and I don't just mean casual weekend DIY projects. Knowledge/experience in carpentry, electrical, plumbing, structural engineering would be extremely helpful in selection of properties. You need to be able to assess the condition and needed repairs/issues with a home. It can also save you a lot of money doing the work yourself - if you are capable of performing quality work. -Don't buy too much house. The lower your mortgage is or ideally no mortgage will give you so much more freedom to cash flow projects and deal with economic hardships like a job loss. -Try and look for newer homes vs. old - the older a home is, the more problems it will likely have -You NEED a high quality real estate agent (or you ARE a realtor) -Be okay with not being in your dream house (right now) - you might be living in a construction zone for a considerable amount of time.
