Sorry for the audio issues, just recently moved to a main road and purchased a new lav mic I'm trying to work out. This isn't my entire thoughts on the pros and cons of property vs shares, but just a short ramble of my journey between the two. I've always been a property person growing up in Australia and having after invested in Australian Property realised it doesn't suit my lifestyle and the type of investor I want to be. There's a few things I didn't like about it, first being indebted to the banks. I've always been frugal and never one to have debt over my head and I could only imagine scaling my property portfolio would only cause me more sleepless nights if anything would happen in the market or physically to the properties. Second part is I'm not really hands on, so fixing things would always require paying a premium to attending to everything big and small which would just eat into my cashflow, which was very limited because yields in Aus properties are so poor. Attending to the properties is also a never ending job even after its all been paid off, you will always have tenants to answer to and old structures that need to be fixed or replaced. Last of all was, holding properties with poor cash flow for years and waiting for someone to buy it off me to cash out (only to pay capital gains tax) was not for me. It depends on so many aspects that are out of my control and requires me to make multiple purchases and make multiple sales to cash out big. So because of the above, I moved to shares which allows me to be more mobile and liquid and luckily in Australia allows me to grow a strong cash flow compounding over the decades I'll be in the market. I'm not looking to retire early, but to have the option to do so or reduce my working days to spend time with kids in the future. Too often I've seen older colleagues not have the option and stuck in a position because they've got bills to pay off and miserable because they have no other choice. Hope you guys enjoy the video. How To Invest £30,000 In Property - I get asked "Can I invest in UK property with just £30K?' - the answer is you completely can! In this video I share various UK property investing tips that you can implement with £30,000. Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! Understanding the local market means more than just the sales activity for the area, it includes being aware of any nuances related to the planning process or how long it might take to even get a permit. In this episode I speak with a trained architect turned property developer Kirk Miller. Kirk started off his developing career in California before taking on some projects in Canada. Kirk brings an interesting perspective to the table because of his design background and also due to the challenges of developing in a place like San Francisco which presents physical constraints as well as social ones. In this discussion we cover the key lessons that Kirk has learnt in his career, the power of timeless design and how development works in the North American markets. Tips for Real Estate Developers I thought it was fascinating hearing about the similar and different challenges that Kirk faces being a developer. Having recently wandered around San Francisco I can see the physical constraints of the place, being very hilly terrain in many areas, but also hearing about the political and social constraints that make it hard to get permits to develop profitable projects. Which is interesting given the housing pressure the city is facing. In many ways it reminded me of the challenges Melbourne faces, but we certainly don’t have the physical constraints of San Francisco. Here are a couple of points I took away from my chat with Kirk. 1. Understand the approval process of your area Kirk talked about how involved the local community is in the planning process in San Francisco. This requires developers to fully engage with the people who live in the area. By understanding this you can set your timeframes accordingly and be aware of what you will need to go through to get approval, whether this is pre-application meetings, community consultation sessions or public feedback periods. You can then allow sufficient budget for re-designs or adjustments, and allocate the right time for actually getting an approval. 2. Explore how innovation can get you ahead Kirk discussed how certain types of innovation can turn an ordinary project into a great one. Whether that is design innovation or financial innovation. Kirk mentioned how he found a creative solution to a waste issue that helped get his project a permit. So explore how you can find the right people who can really help take your project to the next level, and this really involves getting out and talking to people in the industry to find out who the best practitioners are in the field. If you keep digging you will eventually unearth the gold! 3. If you wanna be a pro then act like a pro So finally, if you want to be a serious developer then you need to act like a professional developer. Do your due diligence on possible sites, have the right people in place on your team, follow a process to ensure you get consistent results, and take your developing activities seriously. The people you deal with when you are doing a project, or looking to get a project started, will quickly be able to determine if you are serious or not, so if you want to be an elite developer, best start acting like one! Given your experience in Finance and Real Estate. What would you recommend your clients to invest in? Shares or Properties? My answer is - it depends. For starter, you need to understand the following: Risk in overpaying for your investment: 1. For shares, you can lose most of your investment (think Nokia vs Apple in 90s and fast forward 20 years). 2. For properties, there will always be rental income and capital growth, rare to lose most of your investment over time (think Killara vs Chatswood in 90s and fast forward 20 years) Potential Upside: 1. For shares, the out-performers could return more than 500% of the average, but you need to pick the top 1% of all companies. 2. For properties, historical performance is on par with shares over time and the out-performers could still return 500% more than average, but you might only need to pick the top 10% of all suburbs.
