How To Invest £30,000 In Property - I get asked "Can I invest in UK property with just £30K?' - the answer is you completely can! In this video I share various UK property investing tips that you can implement with £30,000. There are many UK property investment opportunities available to you to buy rental property or properties in the UK today. Here I show you how you can invest in some of them. Your education is vital to your success in anything. Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! By investing in this company, you thereby are entitled to some of their profit, in the form of dividends. Pros to doing this: -There’s pretty much zero barrier to entry. Anyone with $50-$100 can invest. -It’s also really easy to buy into a REIT…open up any stock trading website or app, and boom, you’re done. You don’t need to go out looking for properties that cash flow for weeks or months. -There’s also no management aspect of this. With a REIT you don’t do ANYTHING. You just buy it and forget it…done. -It’s also really, really easy to sell…no need to pay a 5% commission, no need to show your home to buyers, no need to negotiate prices…it’s just as easy as buying a REIT. You just click “sell” and you have your money almost immediately. -With a REIT, you’re really well diversified. Negatives: -How the income YOU get is taxed…you get paid in the form of a dividend. This is usually an amount that’s paid out quarterly, but it’s taxed as though it’s earned income, which means it’s taxed at your highest marginal rate. -Because REITs pay high dividends, they usually don’t increase much in price. -The third downside is that you don’t have any control over your investment…unlike a property where you can pick the color to paint the walls, how to remodel the property, or how to manage the property and how much to rent it for - with a REIT, you have zero control. -You also can’t build equity in a REIT like you can with real estate. Investment Real Estate Downsides: -High barrier to entry…you generally need a large down payment and will need to have the income to support the loan payments. -The second downside to owning real estate is the time commitment. Finding the right deal is essential - and it can take a lot of time. Then you have the time aspects of managing a rental property. -Lack of immediate liquidity. I can’t just sell my property for top dollar within a day - it just doesn’t happen. Rental Real Estate upsides: -You can leverage your money. While yes, a REIT does invest in leveraged properties and you own a portion of that, generally the returns aren’t as high as when you do it yourself. -Your income from rents is generally tax free. When owning physical real estate, you can depreciate the cost of the property against your rental income. Compare this to paying 22-37% taxes on dividend income. -You have total control over your investment. This means you can find a really, really good undervalued deal where you make a significant amount of money. -You’re able to borrow against the equity in your home - completely tax free. So at the end of the day, this is what it really comes to… If your goal is long term equity, owning physical real estate is the way to go. When you buy an investment property, you’re continuously building equity in a tangible asset. Having more equity in your asset also gives you the ability to refinance over time and use the proceeds to buy additional assets and grow your portfolio. More work, more time involved, more money long term. However, if you have a little money and want some exposure to real estate, a REIT could be a nice way to diversify. However, since dividends are taxed as ordinary income, it’s best to hold the REIT in a tax advantaged account like a 401k or Roth IRA to avoid paying taxes. This way you get all the benefits of having exposure to real estate, without the tax consequences of paying a stupid amount of taxes on it. Every house survey is different, so you need to decide which one suits you best. Type 1 – Valuation Survey A valuation survey involves a surveyor looking around the property on behalf of your mortgage lender. This is to check if anything would threaten the security of the loan. It’s a mortgage requirement to have a survey of this kind – but you’re the one who will pay for it. Remember, the lender’s concern is their loan, not how much of a deposit you’ve put down. Essentially, all they want to know is if the building is worth the money they’re lending you! Note: this survey won’t inform you of the structural stability of the property. Type 2 – HomeBuyer Survey Also known as the HomeBuyer Report, this involves a thorough look around the property and also a valuation. It will focus on urgent matters that need attention, such as damp. It will also recommend further specialist reports if needed. For this reason, it’s a hugely popular option with those buying a home. Type 3 – Full Structural Survey Also known as a building survey, this is a highly comprehensive examination of a property. You can tailor it to your needs and any specific requirements you might have. These are extremely detailed, providing suggestions and estimating costs. Phil Spencer’s Top Tips on Handling Surveys: 1. The term property in common parlance indicates the economic status of a person. Any property is held by an individual to draw out benefit from it. Transfers are made by owners themselves, ostensible owners and the co-owners or we can say joint owners. When two or more persons enjoy common ownership of a property, for example say in a coparcenary, the male members and now even daughters have a common and an equal interest in the ancestral property, any co-owner can transfer his own share in the property to a stranger or another co-owner. And that transferee steps in the shoes of the co-owner (transferor) and gets clothed with all his assets and liabilities. We can say that the transferee becomes the co-owner. Joint Ownership of Property is where 2 to 4 people share the legal ownership of a property. It could be married couples, unmarried partners, friends or family jointly owning. When joint owners purchase a property they have to choose how they will legally jointly own it; Joint Tenants or Tenants in Common. Section 44 of the Transfer of Property Act 1882 deals with transfer by a co-owner and it also deals with the rights of a transferee in this type of a transaction. According to the Transfer of Property Act every joint or co-owner has a proprietary right of the entire property. Hence, any sale has to be done with the consent of all co-owners involved. If, however there are specific conditions in the agreement that gives co-owners exclusive rights to certain parts/portions of the property, a co-owner can sell his portion to whom he chooses. However, a currently dwelling house is an exception to this rule, where consent has to be sought from both co-owners who jointly own the house. A co-owner is entitled to three essentials of ownership: • Right to possession • Right to use • Right to dispose off his share of the property if it is clearly stated, in the deed. Therefore, if a co-owner is deprived of his property, he has a right to be put back in possession.
