How To Invest £30,000 In Property - I get asked "Can I invest in UK property with just £30K?' - the answer is you completely can! In this video I share various UK property investing tips that you can implement with £30,000. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! As an investor, I’m constantly looking for a strong, long term investment. I don’t want to take on a huge amount of risk, or debt, and I want something that is going to provide me with a passive income for life. Both shares and property have a solid, long term track record in Australian, America and Europe. I like the idea of both but I have been attracted to the property since reading Rich Dad, Poor Dad, when I was 23. For some reason, property makes sense to me and fits better with my risk profile. Here's why: Pros of investing in property - With 70% of Australia’s owning property to live in, property is less volatile than shares. - Australia’s population is expected to exceed 50 million people by 2066, according to the ABS, providing strong future demand for housing. - Banks can lend up to 90% of the value of a property. - You can physically see and touch property. - A quality property can provide strong, long term capital gains, along with strong cash flow. - A quality property can be an extremely low maintenance investment, with the right team in place. Cons of investing in property - You need a large deposit to buy a property. - Property is a long term commitment. - You will not get rich quick investing in property. - It can take months to sell a property. - There are costs involved with buying, holding and selling a property. - Property values rise and fall, like any other asset. That said some of my friends have done really well out of the share market. Pros of investing in shares - Well timed shares can provide high returns over a short period of time. - Shares can provide strong dividends. - You can pick your shares, based on your personal risk profile. - You don’t need a huge amount of money to start investing in shares. - You can sell shares quickly. Cons of investing in shares - Share values can fall dramatically. - A shares value can fall to $0. - You are reliant on a company and its employees to continue making a dividend. - Share values fluctuate daily and must be watched carefully. - Understanding the share market takes time. - It's more difficult to get finance for shares. Property is more suited to people who like are looking for: - Stability - Lower risk - Long term gains - Consistent cash flow - Lower maintenance As a husband and father of three children, this suits me well. Shares are more suited to people who are looking for: - Short term gains They are also suited to people who don’t have a huge amount of capital and investors who like to be active. Here’s a way you can invest in real estate with as little as $100…it’s a REIT. But how does this compare with just straight up owning rental property, and is it even worth owning a REIT in the first place? So lets analyze the pros/cons of each! By investing in this company, you thereby are entitled to some of their profit, in the form of dividends. Pros to doing this: -There’s pretty much zero barrier to entry. Anyone with $50-$100 can invest. -It’s also really easy to buy into a REIT…open up any stock trading website or app, and boom, you’re done. You don’t need to go out looking for properties that cash flow for weeks or months. -There’s also no management aspect of this. With a REIT you don’t do ANYTHING. You just buy it and forget it…done. -It’s also really, really easy to sell…no need to pay a 5% commission, no need to show your home to buyers, no need to negotiate prices…it’s just as easy as buying a REIT. You just click “sell” and you have your money almost immediately. -With a REIT, you’re really well diversified. Negatives: -How the income YOU get is taxed…you get paid in the form of a dividend. This is usually an amount that’s paid out quarterly, but it’s taxed as though it’s earned income, which means it’s taxed at your highest marginal rate. -Because REITs pay high dividends, they usually don’t increase much in price. -The third downside is that you don’t have any control over your investment…unlike a property where you can pick the color to paint the walls, how to remodel the property, or how to manage the property and how much to rent it for - with a REIT, you have zero control. -You also can’t build equity in a REIT like you can with real estate. Investment Real Estate Downsides: -High barrier to entry…you generally need a large down payment and will need to have the income to support the loan payments. -The second downside to owning real estate is the time commitment. Finding the right deal is essential - and it can take a lot of time. Then you have the time aspects of managing a rental property. -Lack of immediate liquidity. I can’t just sell my property for top dollar within a day - it just doesn’t happen. Rental Real Estate upsides: -You can leverage your money. While yes, a REIT does invest in leveraged properties and you own a portion of that, generally the returns aren’t as high as when you do it yourself. -Your income from rents is generally tax free. When owning physical real estate, you can depreciate the cost of the property against your rental income. Compare this to paying 22-37% taxes on dividend income. -You have total control over your investment. This means you can find a really, really good undervalued deal where you make a significant amount of money. -You’re able to borrow against the equity in your home - completely tax free. So at the end of the day, this is what it really comes to… If your goal is long term equity, owning physical real estate is the way to go. When you buy an investment property, you’re continuously building equity in a tangible asset. Having more equity in your asset also gives you the ability to refinance over time and use the proceeds to buy additional assets and grow your portfolio. More work, more time involved, more money long term. However, if you have a little money and want some exposure to real estate, a REIT could be a nice way to diversify. However, since dividends are taxed as ordinary income, it’s best to hold the REIT in a tax advantaged account like a 401k or Roth IRA to avoid paying taxes. This way you get all the benefits of having exposure to real estate, without the tax consequences of paying a stupid amount of taxes on it. 34 – Experienced North American property developer shares top tips for success
Understanding the local market means more than just the sales activity for the area, it includes being aware of any nuances related to the planning process or how long it might take to even get a permit. In this episode I speak with a trained architect turned property developer Kirk Miller. Kirk started off his developing career in California before taking on some projects in Canada. Kirk brings an interesting perspective to the table because of his design background and also due to the challenges of developing in a place like San Francisco which presents physical constraints as well as social ones. In this discussion we cover the key lessons that Kirk has learnt in his career, the power of timeless design and how development works in the North American markets. Tips for Real Estate Developers I thought it was fascinating hearing about the similar and different challenges that Kirk faces being a developer. Having recently wandered around San Francisco I can see the physical constraints of the place, being very hilly terrain in many areas, but also hearing about the political and social constraints that make it hard to get permits to develop profitable projects. Which is interesting given the housing pressure the city is facing. In many ways it reminded me of the challenges Melbourne faces, but we certainly don’t have the physical constraints of San Francisco. Here are a couple of points I took away from my chat with Kirk. 1. Understand the approval process of your area Kirk talked about how involved the local community is in the planning process in San Francisco. This requires developers to fully engage with the people who live in the area. By understanding this you can set your timeframes accordingly and be aware of what you will need to go through to get approval, whether this is pre-application meetings, community consultation sessions or public feedback periods. You can then allow sufficient budget for re-designs or adjustments, and allocate the right time for actually getting an approval. 2. Explore how innovation can get you ahead Kirk discussed how certain types of innovation can turn an ordinary project into a great one. Whether that is design innovation or financial innovation. Kirk mentioned how he found a creative solution to a waste issue that helped get his project a permit. So explore how you can find the right people who can really help take your project to the next level, and this really involves getting out and talking to people in the industry to find out who the best practitioners are in the field. If you keep digging you will eventually unearth the gold! 3. If you wanna be a pro then act like a pro So finally, if you want to be a serious developer then you need to act like a professional developer. Do your due diligence on possible sites, have the right people in place on your team, follow a process to ensure you get consistent results, and take your developing activities seriously. The people you deal with when you are doing a project, or looking to get a project started, will quickly be able to determine if you are serious or not, so if you want to be an elite developer, best start acting like one! Why I'm leaving the Australian Dream | Property vs Shares
Sorry for the audio issues, just recently moved to a main road and purchased a new lav mic I'm trying to work out. This isn't my entire thoughts on the pros and cons of property vs shares, but just a short ramble of my journey between the two. I've always been a property person growing up in Australia and having after invested in Australian Property realised it doesn't suit my lifestyle and the type of investor I want to be. There's a few things I didn't like about it, first being indebted to the banks. I've always been frugal and never one to have debt over my head and I could only imagine scaling my property portfolio would only cause me more sleepless nights if anything would happen in the market or physically to the properties. Second part is I'm not really hands on, so fixing things would always require paying a premium to attending to everything big and small which would just eat into my cashflow, which was very limited because yields in Aus properties are so poor. Attending to the properties is also a never ending job even after its all been paid off, you will always have tenants to answer to and old structures that need to be fixed or replaced. Last of all was, holding properties with poor cash flow for years and waiting for someone to buy it off me to cash out (only to pay capital gains tax) was not for me. It depends on so many aspects that are out of my control and requires me to make multiple purchases and make multiple sales to cash out big. So because of the above, I moved to shares which allows me to be more mobile and liquid and luckily in Australia allows me to grow a strong cash flow compounding over the decades I'll be in the market. I'm not looking to retire early, but to have the option to do so or reduce my working days to spend time with kids in the future. Too often I've seen older colleagues not have the option and stuck in a position because they've got bills to pay off and miserable because they have no other choice. Hope you guys enjoy the video. Indian Kanoon - Can you sell your share of a joint property - LawRato
http://lawrato.com is an interactive online platform that makes it faster and easier to find and hire the best Lawyers in any city / court in India. The term property in common parlance indicates the economic status of a person. Any property is held by an individual to draw out benefit from it. Transfers are made by owners themselves, ostensible owners and the co-owners or we can say joint owners. When two or more persons enjoy common ownership of a property, for example say in a coparcenary, the male members and now even daughters have a common and an equal interest in the ancestral property, any co-owner can transfer his own share in the property to a stranger or another co-owner. And that transferee steps in the shoes of the co-owner (transferor) and gets clothed with all his assets and liabilities. We can say that the transferee becomes the co-owner. Joint Ownership of Property is where 2 to 4 people share the legal ownership of a property. It could be married couples, unmarried partners, friends or family jointly owning. When joint owners purchase a property they have to choose how they will legally jointly own it; Joint Tenants or Tenants in Common. Section 44 of the Transfer of Property Act 1882 deals with transfer by a co-owner and it also deals with the rights of a transferee in this type of a transaction. According to the Transfer of Property Act every joint or co-owner has a proprietary right of the entire property. Hence, any sale has to be done with the consent of all co-owners involved. If, however there are specific conditions in the agreement that gives co-owners exclusive rights to certain parts/portions of the property, a co-owner can sell his portion to whom he chooses. However, a currently dwelling house is an exception to this rule, where consent has to be sought from both co-owners who jointly own the house. A co-owner is entitled to three essentials of ownership: • Right to possession • Right to use • Right to dispose off his share of the property if it is clearly stated, in the deed. Therefore, if a co-owner is deprived of his property, he has a right to be put back in possession. The enormous footprints for which it is named are claimed to be as large as 24 inches long and 8 inches wide. Bigfoot is presumed to be omnivorous and mainly nocturnal.
