NOTE: Formula "pij = ui+vi-Cij" according to this formula the optimal values should be Zero or less than Zero which mean Zero or negative values, and in this formula if we did not reach the optimality then we should select the maximum positive value to proceed further. If you use this Cij-(u1+vj) formula then the values should be zero or positive value to reach the optimality, and in this formula if we did not reach the optimality then we should select the maximum negative value to proceed further. We can apply either any any one of the formula to find out the optimality. So both the formulas are doing same thing only but the values of sign (- +) will be differ. On the "option" element we are using ngFor structural directive to loop over the array of departments we have in the "departments" property of the component class 2. For each "Department" object in the "departments" array, we get an option. 3. The option value is the department id and the display text is the department name 4. Notice the square brackets around the [value] property. This is property binding in Angular. We discussed property binding in detail in Part 9 of Angular 2 tutorial. To display the deprtment name we are using interpolation. We discussed interpolation in Part 8 of Angular 2 tutorial. We will discuss all these in detail in our upcoming videos. At this point, when we select a department, the respective department id is included in the Angular generated form model. Along the same lines, when we click the "Save" button the respective department id is logged to the console. Please note : It is important that we include the ngFor directive on the element that we want to be repeated. In our case we want an option element for each department we have in the array. So we included the ngFor directive on the option element. If we instead include the ngFor directive on the "div" element that has the bootstrap "form-group" class, we get 4 department dropdownlists. That is one for each department in the array. So it is important we include the ngFor directive on the right element.

This one is from Karen Smith in Columbus, Indiana. Karen: "Joe, can you explain the millionaire matrix? Does it really work and can you do it without down payments or using your credit?" Joe: Absolutely, it works. The Millionaire Matrix is a structure that I teach that shows people how they can actually make a million dollars in equity and in cash within 2 years by buying just one property per month using no credit and no down payment. And instead of just me explaining it in this video with a talking head, I'm going to pull up a little power point here and show you exactly how this process works. Joe: I created this little power point to show you what the Millionaire Matrix is and how and why it works. Joe: Before you can understand how it works, you need to understand the principles behind it and why it works. That brings us to the idea of businesses in general. 90% of all of the businesses that start up fail in the first year, whereas 90% of all new franchises succeed. Why is that? Why would franchises succeed and businesses in general, not succeed? And the big answer is -- systems. Franchises have step by step systems to show the business owner (the person who's implementing the tactics in the strategy of the business) how to do each little system in the business. Joe: Let's take the ultimate systematization -- McDonald's. If you go to a McDonald's, everything is done the same at every McDonald's that you go to because each of their processes is spelled out in a specific system. They have a system for making a Big Mac. They have a button to press when it's time to flip the burger. They know how many burgers to put on there, they know what order to have with a picture of a hamburger, and how to put it together where it shows you that that's where the bun goes and that's where the hamburger goes and that's where the lettuce goes and that's where the special sauce goes. And it makes it very easy for people that are not very skilled to put together a hamburger consistently all over the world. Whether it's here in Indianapolis or whether it's in Wisconsin or California or Berlin or Paris or Ireland -- it doesn't matter -- wherever you go to a McDonald's, you're going to get the same burger -- it's going to be put together the same way by the same skill level of people. Now, McDonald's has a 200% employee turnover every year. That means that they're constantly trying to train new people. For them to get that consistency, they have to have a system in place to make that business work. Joe: And that's what I've created in the Push Button Method and the mentor program. I've created systems so that I can take new people (people that have never been real estate investors before) and give them a system and say, 'Step 1, do this. Step 2, do this. Step 3, do this.' Joe: That takes us to the next question in the process here, which is what types of deals make you money. You need to understand that as well. In real estate, there's only two types of deal that'll make you money. One is properties that you buy substantially under market value, either for cash or as an assignable cash offer. And two is properties that you can buy at market value or below but you can buy them on terms. Now, by terms we're talking about zero down structures that I teach; subject-to, multi-mortgage, land contract, contract for deed, lease option, assignable cash deals. Those are terms and if you can buy properties on terms like that, then you can make money even if you buy them very close to market value. Joe: That's going to take us to the next step which is the beginners Millionaire Matrix. Now here's what we want to do with the Millionaire Matrix and the goal of each system. We want to be able to make $5,000 per deal. We want to be able to do one deal per month. We want to be able to work 10 hours per month. That means 2.5 hours per week. We want to be able to have $200 residual income per deal. That residual income I'm talking means every month you're going to get $200. We want to buy 10% under market value; it doesn't have to be dramatically under market value because you're buying on terms, and I'm going to show you why that makes the difference.... Having bought his first stock at 11 years of age and having $53,000 dollars to his name at 17, he sure knows a thing or two about this market. And even though he spent a lifetime developing his skills, he’s has shared some very straightforward advice about investing that anyone can take advantage of. Warren Buffett’s first rule is to simply think long term over short term. He might be going overboard with this concept and he is truly embracing it around his entire life. He still lives in the same house he bought in 1958 and is also working at the very same desk since 50 years back and doesn’t use a computer but traditional pen and paper. He’s been quoted saying he doesn’t throw anything away until he’s had it for at least 20-25 years. So thinking long term is natural for him and the ability to resist selling has proved to be very successful for him. So having that said the reason why he’s holding on to what he buys is because he does his homework and does so very well. He’s stated many times that he spends 80 % of his day reading and catching up with the latest news and what companies to invest in. He thinks about life and investing as learning as much as he can and reads between 600-1,000 pages every single day. However not many people have the time or money to read for 8 hours a day and invest a few billions in the biggest companies like Warren Buffet, and it’s not a strategy that anyone can apply and find success with. And I wanted to make a video explaining how absolutely anyone can invest and become rich without taking time to read and grasp what to invest in which is why I’m super excited to share this with you. So when reading the Berkshire Hathaway Annual report of 2013, one of the most interesting paragraphs I found was on page 20 where he gave a very simple and straightforward advice about investing. He says “My money is where my mouth is: What I advise here is essentially identical to certain instructions I’ve laid out in my will. So in his will he’s demanded that future of his family's money money should be invested such as this: Put 10% of the cash in short-term government bonds and 90% in a very low-cost S&P 500 index fund.” And he finishes it off by stating “I believe the trust’s long-term results from this policy will be superior to those attained by most investors” I told you it was straight forward. Don’t try to outplay the market but instead play with it. No man or machine can predict the ups and downs of the market, well except for Warren Buffett, so it would be foolish to try to beat it when you can simply join it. The very same formula was also mentioned in Tony Robbins book money master the game and index funds really seems to be the future of investments because the market will always rise in long term, and that’s essentially what you invest in - the market. The S&P 500 contains all the 500 largest companies that trade on NYSE and Nasdaq. Instead of picking stocks individually, you can now own a piece of all of the biggest companies such as Apple, Microsoft and Google. And investing in an index fund is very secure since a single company might go bankrupt, however the market will not. And you don’t have to stick to only the U.S market but could invest in the european and asian markets that’s also doing very well and you can even invest in global index funds to own a part of the biggest companies in the world. And for the other 10 %, the short-term government bonds is a very low risk low cost alternative that is also offered by vanguard amongst others. Short-term bonds are very attractive to investors because of they’re very stable and consistently rising, however the return tends to be smaller. It consists of specialized muscle cells called cardiac myocytes. The contraction of these cells is initiated by electrical impulses, known as action potentials. The impulses start from a small group of myocytes called the PACEMAKER cells, which constitute the cardiac conduction system. The cells of the SA node fire SPONTANEOUSLY, generating action potentials that spread though the contractile myocytes of the atria. The myocytes are connected by gap junctions. This enables electrical coupling of neighboring cells. Pacemaker cells and contractile myocytes exhibit different forms of action potentials. The pacemaker cells of the SA node SPONTANEOUSLY fire about 80 action potentials per minute, each of which sets off a heartbeat. Pacemaker cells do NOT have a TRUE RESTING potential. The voltage starts at about -60mV and SPONTANEOUSLY moves upward until it reaches the threshold of -40mV. This is due to action of so-called “FUNNY” currents present ONLY in pacemaker cells. Funny channels open when membrane voltage becomes lower than -40mV and allow slow influx of sodium. The resulting DE-polarization is known as “pacemaker potential”. Calcium channels open, calcium ions flow into the cell further DE-polarizing the membrane. This results in the rising phase. At peak, potassium channels open, calcium channels inactivate, potassium ions leave the cell and the voltage returns to -60mV. This is falling phase of the action potential. Contractile myocytes have a different set of ion channels. Their sarcoplasmic reticulum, the SR, stores a large amount of calcium. They also contain myofibrils. The contractile cells have a stable resting potential of -90mV and depolarize ONLY when stimulated. When a cell is DE-polarized, positive ions leak through the gap junctions to the adjacent cell and bring the membrane voltage of this cell up to the threshold of -70mV. FAST sodium channels open creating a rapid sodium influx and a sharp rise in voltage. This is the depolarizing phase. L-type, or SLOW, calcium channels also open at -40mV, causing a slow but steady influx. Sodium channels close quickly, voltage-gated potassium channels open and these result in a small decrease in membrane potential, known as EARLY RE-polarization phase. The calcium channels remain open and the potassium efflux is eventually balanced by the calcium influx. This keeps the membrane potential relatively stable for about 200 msec resulting in the PLATEAU phase, characteristic of cardiac action potentials. Calcium is crucial in coupling electrical excitation to physical muscle contraction. The influx of calcium from the extracellular fluid triggers a MUCH greater calcium release from the SR, in a process known as “calcium-induced calcium release". The Multifamily investing learning curve is steep. Real estate investing has been presented in every way imaginable. But, there is only so much you can learn from a book, a blog or podcast. To propel yourself on the learning curve, you have to invest your money and time in a deal. If you like to learn more from mistakes, go it alone. For those who would rather shorten the learning curve, partner with someone who has learned from their mistakes. Rama Krishna with Zovest Properties LLC did 5 deals from July to December 2018 and acquired 153 units. His decision to invest in Multifamily was made concrete after realizing the path to real passive income was not to acquire 1000 single family homes. Lessons realized from Multifamily Investing Property Class Matters Prior to investing in a deal, Rama analyzed multiple deals. The goal was to find a value add opportunity that he could partner with friends and family to acquire. After acquiring three separate deals, he learned first hand the difference between a C+ and a D property; effort required to collect rent. If rent is what drives your revenue, and it’s not easy to collect, that may be the reason the property is offered at a higher cap rate. Now he recognizes the benefit of a stabilized property and rent that is collectable. Lesson: If you want regular rent, buy higher class properties. Value Add Levels Multifamily investors love to be able to acquire a property and reposition it; increase occupancy, rents, NOI and value. An inexpensive purchase with lots of potential and heavy lifting, renovation can really limit the cash flow if not properly capitalized. If you acquire a property that needs a lot of work, get firm construction estimates and plan your capital requirements accordingly, especially if you are syndicating. Recognize that a construction loan is expensive, and you have to complete the project as soon as possible so that you can get more competitive long term financing. The easier path is to find a lite value add property. These are characterized by a property with dated surfaces and undermarket rents. Ideally, you can make units more appealing by spending a small amount to get market rents. Lesson: Be realistic when underwriting value add reposition play. Domino Effect Multifamily investing is people game. Prior to closing his first property, commercial real estate brokers would show Rama only properties which were listed for sale. After he was a proven closer, brokers started calling him with off market deals. Lesson: Be a closer, and the deals will find you. A couple of people have asked me to do a separate video on how to use the drivers in Blender so here it is: The Quick Guide about Drivers - and Black Magic in general. Keep in mind this is a introductory video and not an in-depth guide on how to use the drivers. I tried to fit as much information into the video as possible, but I had to cut a lot of content because the video got too long. ------------------------------- If Blender shows an exclamation mark in the top bar and says: "Auto-run disabled", do the following: 1. Ctrl + Alt + U 2. To go 'File' 3. Check the box "Auto Run Python Scripts" ------------------------------- At 2:13 I mention the different 'variable types'. The top three ones are very self explanatory and the most commonly used (In my experience), but the last one, which is called 'Single Property' is also awesome! With the type 'Single Property' you can access data like the number of particles in a particle system and the depth of the mist pass in a 'world'. E.g. to get data from a particle you must pick the particle system you want to get the data from as the 'Prop'. Then you have to go to the particle tab and right click the 'field' with the data/number you want and select 'Copy Data Path'. Now you can paste this data path into the 'Path'-box in the variable under the driver-tab. ------------------------------- At 5:59 the 'follower' use an F-Curve-modifier to convert the constant rotation of the camshaft into a sine-wave rotation for the follower. I did not explain this in the video because I think it is a bit outside the scope of this video. If you want to use the F-Curve-modifiers with a driver think of the F-Curve-graph like a function where the x-axis is the result of the driver and the y-axis is the result of the function, hence the 'final' value.

Open visual studio - Tools - Library Package Manager - Manage NuGet Packages for Solution Step 2: Add EmployeeContext.cs class file to the Models folder. Add the following "using" declaration. using System.Data.Entity; Copy & paste the following code in EmployeeContext.cs public class EmployeeContext : DbContext { // Replace square brackets, with angular brackets public DbSet[Employee] Employees {get; set;} } EmployeeContext class derives from DbContext class, and is responsible for establishing a connection to the database. So the next step, is to include connection string in web.config file. Step 3: Add a connection string, to the web.config file, in the root directory. Step 4: Map "Employee" model class to the database table, tblEmployee using "Table" attribute as shown below. [Table("tblEmployee")] public class Employee { public int EmployeeId { get; set; } public string Name { get; set; } public string Gender { get; set; } public string City { get; set; } } Note: "Table" attribute is present in "System.ComponentModel.DataAnnotations.Schema" namespace. Step 5: Make the changes to "Details()" action method in "EmployeeController" as shown below. public ActionResult Details(int id) { EmployeeContext employeeContext = new EmployeeContext(); Employee employee = employeeContext.Employees.Single(x =] x.EmployeeId == id); return View(employee); } Step 6: Finally, copy and paste the following code in Application_Start() function, in Global.asax file. Database.SetInitializer[MVCDemo.Models.EmployeeContext](null); That's it, run the application and notice that the relevant employee details are displayed as expected.
