How to Invest: 4 Ways to Build Capital to Invest
Are you cash poor, yet investment opportunity rich? The challenge that faces many investors is the inability to take advantage of stock investment opportunities as they present themselves. Very few families place saving as the #1 financial priority for the household. But the truth of the matter is that if you do not have any savings set aside, you cannot invest. If you cannot invest, you dash any hopes of becoming financially free and building the lifestyle you've always dreamed about. Look at saving as being a positive active process and not a passive activity. Why? It requires effort to properly manage your money. Saving to invest opens up new possibilities. Those possibilities allow you to look forward to working towards realizing your dreams. So, how could you ramp up your savings and better position your capital to take advantage of investment opportunities? Here are 4 approaches to consider, in order of priority: First: Get into the mindset of always paying yourself first. Make your saving process as automatic and disciplined as possible. Automatic - by regularly transferring your earned income into a dedicated savings account earmarked for investing. Disciplined - by using that money to only invest in 3 types of opportunities that will move you forward, namely: 1. your investment such as stocks and options. 2. your financial education. 3. your own cash flowing business. As well, learn to live below your means but within your needs. By having a frugal approach to spending you create a more positive saving routine for yourself. Second: Consider selling something in order to raise some cash in the short-term for investment purposes. Do you have recreational vehicles, an extra TV or spare furniture that you could sell on Craigslist or Kijiji? Realize that this is a short-term sacrifice that empowers you to start building wealth. Keep in mind that you can always treat yourself later once your financial affairs are in order and you have learned how to consistently grow your money through investing. Third: Increase your income over time by: 1. adding more value in the workplace and then asking for a pay increase. 2. getting a part-time job specifically for reducing your bad debt and investing. It is important to allocate the majority of your additional cash for investment purposes. Sure go ahead and reward your hard efforts by spending a small portion of your additional income on creating lasting memories, However do not fail to lose sight of your initial goal. Stay true to your saving to invest discipline. Your long-term sustainable wealth could very well depend on it. Fourth: As a last resort, consider using OPM - Other People's Money - to help build your investment portfolio. If you are looking at getting a personal loan or line of credit for strictly investment purposes, do so only if you can comfortably meet the following four criteria: 1. If the loan interest rate is no more than 1/3 your expected rate of return on your investment. For example, if you anticipate generating a 15% return selling covered call options, you should not take on a loan that exceeds 5%. 2. If your loan can be easily paid off within 1 year from your annual savings. 3. If you have your bad debt under control (i.e. credit cards, consumer loans). 4. If you have a proven track record of managing your money well - be honest with yourself. Hopefully, at least one of these four approaches will resonate with you and inspire you to take the next step. Begin creating your desired lifestyle by starting with a simple process of saving more for investment purposes. I encourage you to get started today in finding those great stocks that have the potential to produce consistently high returns for you. Ricky Pelletier: The Best Reasons to (and Not to) Raise Funding
For more tips and tactics for growing your business, visit: http://labs.openviewpartners.com/   Deciding whether to raise funding? There are some crucial factors to consider before you determine venture capital investment is truly the right option for you. For any early-stage company looking to grow, outside investment can provide numerous benefits in addition to the obvious influx of cash. But the decision to raise funding shouldn't be made lightly. In fact, as OpenView Associate Ricky Pelletier explains in this short video, there are good reasons to and not to raise. A venture capital partner can give you access to invaluable experience in addition to capital, and that may be especially key if you are attempting to attack a target market with a limited window and you need the knowledge and resources to do so quickly. It's important to consider dilution, however, and if an influx of capital isn't absolutely crucial to success and achieving your company's goals, there's no reason why you should raise funding simply to have more capital on hand.    Visit our channel for more videos: http://www.youtube.com/user/OpenViewVenture   Subscribe to receive new videos in your feed: http://www.youtube.com/channel/UC5QekxPGzFFordHwXGpbvIw?sub_confirmation=1   Subscribe to our weekly newsletter: http://openviewpartners.com/newsletter-signup/

26. What is a Cash Flow Statement
Download Preston's 1 page checklist for finding great stock picks: http://buffettsbooks.com/checklist Preston Pysh is the #1 selling Amazon author of two books on Warren Buffett. The books can be found at the following location: http://www.amazon.com/gp/product/0982967624/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=0982967624&linkCode=as2&tag=pypull-20&linkId=EOHYVY7DPUCW3WD4 http://www.amazon.com/gp/product/1939370159/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=1939370159&linkCode=as2&tag=pypull-20&linkId=XRE5CA2QJ3I2OWSW In this lesson, students learned the importance of the Cash Flow Statement. This important document is used to help determine how money flows through a business. Prior to 1987, investors could only examine the health of a company from the income statement and balance sheet. Due to stricter regulations, publically traded companies are now required to also disclose the cash flow statement. The cash flow statement is broken down into three categories. 1. Operating Activities: This is probably the most important section of the statement because it shows the money that's flowing into the business from the product or service that the company produces. Positive revenues listed on the cash flow statement from other activities are not sustainable in the long term, so that's why this section is so important. 2. Investing Activities: A negative number listed in this section would mean that the company is investing money. A positive number in this section would mean that the company sold an asset in order to generate money. Obviously its better to see a negative number show-up under this section because it implies that the company is continuing to invest the revernues that it produces. 3. Financing Activities: In this section, an investor can identify whether the business is try to raise money or pay off debts. A positive number in this section means the company is incuring debt or dilute the value of their shares. A negative number means the company is paying off debt or increasing the value of their shares (through a share buy back). Generally speaking its good to see a negative number under this section because it means the company is removing their leverage and creating a stronger position for their shareholders. The Cash flow is a great document to help look at trends and how money flows through a business. Although the balance sheet and income statement are very useful documents for determining the intrinsic value of a stable company, the cash flow statement gives potential investors a glimps into the current conditions of the company and how they manage their resources.

In this episode of eLagaan Whiteboard Friday, the eLagaan (http://elagaan.com ) team discusses how to valuate a company, when starting a startup, raising their venture fund, exiting the company. Some of the formulas to use based on net profit or revenue. What happens when you have no revenue or running in a loss. Today I've got a quick video overviewing the process of Getting Private Money. One of the most common reasons why real estate investment deals go bad is the lack of funding. Unless you're independently wealthy already, you're going to run out of cash before you run out of deals. How often have you found a sweet deal, only to realize that you can't finance it yourself? Private money will open these doors for you in your real estate investment business. How to Get Private Money? Getting private money is different from traditional funding and other alternatives (hard money, lines of credit) because your approval process is based on your credentials and your track record of profit generation, not purely on credit and liquid cash. - work with individual lenders not limited by sec rules - more flexibility when you need money quickly - more flexibility with deal structuring Finding the Ideal Private Lenders - not everyone with money is considered a good private money lender - Know who you're looking for, be aware of your approach - Opening questions "Where are you from?" or "What do you do for a living? - Watch body language, don't judge by looks, watch for reactions - Don't be pushy, be persistent - don't be a used car salesman - Looking For: Someone with savings, 401K, bad experience with stock market, tired of low interest returns Fear of Public Speaking - Use Scripts - Role play possible scenarios - Practice Practice Practice - Anxiousness is a form of insecurity, and is cured by preparation. Private Money Lender Kits Before you meet with the people you want to talk to, you want to be prepared to have that conversation. One of the first things that says "I have my act together" is a marketing kit. These are your promotional materials, and they're meant to do the talking for you when you can't be there. - Marketing Kit - brochures, postcards, business cards, FAQ's, flyers, exit surveys, contact info, slogans - Credibility Kit - company info, credentials, overview of past deals, current deals, add photos of rehabs Private Lender Presentation - Include current information about the property you are interested in - Start with location, then details of property - kitchen, bedrooms, amenities - Talk about existing conditions, and show pictures of positive features - Talk about specific improvements that will be made to the property. include repair costs, contractor quotes - Show numbers of the actual deal - not your numbers, theirs - "what's in it for them?" - Include possible investment scenarios, with different exit strategies - Emphasize their ROI - Give them an anticipated timeline for purchase, repairs, rental income, and resale at closing Speaking to a Real Estate Investor Group - Presentation Your main goal is to educate them about how private lending works, and to set an example of what it would be like to work with you. I talk about exactly what you need to include in this presentation in our Private Money CD, which you can get for free... http://www.PrivateMoneyCD.com PASSCODE: YT357 In this fast start CD, I also include information on... - preparing scripts - exactly what to say, what not to say - Advertising Plans to Find Sellers - print ads - How to perform Public Record Searches to find Private Money - How to Network to find deals - Setting up Luncheons - for Lender presentations - Basic Web 2.0 Marketing - Social Media, SEO, Blogs - Structuring Deals - and Much More. Raising Money
Raising Money Brought to you by: Rick Citron, Citron & Deutsch Almost every company that comes into our offices is looking to raise capital. The limitation on raising capital is generally not the idea isn't good enough, because a lot of really good ideas are out there-it's the management team that you've put together. One of the members of this management team is the translator-the person who takes your idea, and put it into a format in writing and in presentation that investors can understand. If you don't have a good translator on your team, a chief money man, someone who knows how to raise money, you have to find one. The way you find one is by packaging yourself as best as you can, and then you hunt. You look for someone who understands your technology, or the business that you're in, who can assist you to find money, and knows where those sources of money are, and knows how to take your story and put it in a format that will work for the investors in your kind of company.
